Ms. Mercantini assists landlords and tenants in drafting and negotiating commercial leases and related lease documents.

Additionally, she advises clients on large complex real estate transactions involving the acquisition and disposition of real estate. Ms. Mercantini works with clients from several industries with a particular focus on health care companies, hospitals, medical practices, and retail companies.

  • Assisted a nationally recognized, physician-owned practice specializing in reproductive medicine, in connection with a recapitalization transaction with one of the nation's leading reproductive service providers, and the U.S. arm of a global private equity-backed company.

  • Assisted a national medical group in an expansion into Pennsylvania that included a complex multi-site acquisition on time and within budget.

  • Assisted the purchaser in a complex acquisition of a large California medical group, which involved two separate phases due to issues with payor contract assignments. The transaction itself involved an asset purchase that included a TSA and ultimately a reconfiguration to provide for a corporate practice platform arrangement.

  • Assisted a national provider group in its expansion into a new state and executed the platform acquisition of a multi-site provider group. This acquisition involved a complex structure, including an equity roll, complex tax considerations, and extensive and complex physician contracting.

  • Assisted multiple related non-profit entities in the internal transfer of their commercial properties and leases, including preparation of deeds, transfer documents, and lease agreements.

  • Represented the owner of an e-commerce marketing platform in the negotiation of a lease for office space in New York City.

  • Negotiated a lease for an ambulatory surgery center on behalf of a New York endoscopy group.

  • Negotiated a lease for medical office space to be used as an ambulatory surgical center by a Pennsylvania health care company.

  • Negotiated a lease on behalf of a gastroenterology practice for an ambulatory surgery center in New York.

  • Serve as outside real estate counsel for a large Florida hospital network, negotiating a high volume of new leases, renewals, amendments, and related documents.

  • Negotiated numerous retail shopping center leases for a client expanding smoothie shop operations in Virginia, Maryland, and Washington, D.C.

  • Represented a New Jersey-based company in the acquisition and disposition of commercial properties in New Jersey, Pennsylvania, and Florida.

  • Represented a New York-based, privately owned financial services company in the negotiation of a lease amendment for expanded office space in Midtown Manhattan.

  • Handled the sale of medical office real estate as part of an asset transaction involving the sale of a medical practice.
