Lynn Landau has extensive experience in representation of commercial real estate developers in connection with acquisitions, sales, leases, construction and permanent financings.

Represented a real estate capital provider making a $7.2 million junior loan in connection with a combined $33 million construction loan for an apartment project in Charleston, South Carolina. Representation included negotiation of an intercreditor agreement between the senior and junior lenders.

Represented a developer in the $38 million sale of an office tower, with attached garage and historic annex, which involved the transfer of a payment-in-lieu-of-taxes leasehold and sub-leasehold interest in the property.

Represented a developer in the closing of a $93 million construction loan to finance site work and improvements for the Taylor Place development in Nashville, Tennessee, including construction of an 18,458 square foot office building, renovation of a 66,805 square foot historic warehouse, construction of two phases of apartments totaling 330 units, and construction of a parking deck containing 550 parking spaces.

Ms. Landau has extensive experience in representation of commercial real estate developers in connection with acquisitions, sales, leases, construction and permanent financings. She also serves as local counsel in multi-state real estate and asset-based loan transactions requiring opinion letters. In addition, she has in-depth experience in retail leases, including ground leases.

  • Coordinated the Firm's representation of an investment group's acquisition and financing of a commercial office building in Memphis, Tennessee which involved bond financing, new market tax credit financing and a payment in lieu of taxes transaction.

  • Represented commercial real estate developer in the sale of its portfolio of multi-family apartment communities in the Southeast.

  • Assisted an investment company lender in the closing of a secured loan for the acquisition and renovation of a steamboat which involved senior and junior loans from other lenders.
  • Represented a national oil company in the acquisition of approximately 1,000 leased locations throughout the southeastern United States.

  • Served as lead counsel to a 501(c)(3) foundation, which focuses on biosciences, in the closing of construction financing for a specialized laboratory facility which involved traditional financing, new market tax credit financing and a payment in lieu of taxes transaction.

  • Regularly represents commercial office building owner as landlord in preparation and negotiation of tenant leases.

  • Served as counsel to a charter school in obtaining a permanent loan for expansion of school facilities.
  • Represented a real estate investor in connection with its investments in a hotel redevelopment project and a multi-use commercial real estate project.

  • Represented developer in connection with the negotiation and closing of a $47,500,000 construction loan for a mixed-use condominium project in Atlanta, Georgia.

  • Represented a large Southeastern multi-brand convenience store chain in the negotiation and closing of a $25 million revolving line of credit.
  • Represented a commercial real estate firm in the extension and modification of a $26,280,000 construction loan secured by commercial property in Nashville, Tennessee.

  • Represented a commercial real estate firm in the sale of a 281 unit multi-family apartment community.

  • Represented a developer in the closing of a payment-in-lieu-of-taxes transaction and the closing of a construction loan for a parking garage in the Edge District of Memphis, Tennessee.

  • Represented the owner of a multi-family apartment project in the sale of the project to an institutional buyer. The project was structured, at the buyer's request, as a sale of 100 percent of the membership interests in the owner's LLC.
