Ms. Landau has extensive experience in representation of commercial real estate developers in connection with acquisitions, sales, leases, construction and permanent financings. She also serves as local counsel in multi-state real estate and asset-based loan transactions requiring opinion letters. In addition, she has in-depth experience in retail leases, including ground leases.

Representative Matters
  • Coordinated the Firm's representation of an investment group's acquisition and financing of a commercial office building in Memphis, Tennessee which involved bond financing, new market tax credit financing and a payment in lieu of taxes transaction.

  • Represented commercial real estate developer in the sale of its portfolio of multi-family apartment communities in the Southeast.

  • Assisted an investment company lender in the closing of a secured loan for the acquisition and renovation of a steamboat which involved senior and junior loans from other lenders.
  • Represented a national oil company in the acquisition of approximately 1,000 leased locations throughout the southeastern United States.

  • Represented a large Southeastern multi-brand convenience store chain in the negotiation and closing of a $25 million revolving line of credit.
  • Represented a commercial real estate firm in the extension and modification of a $26,280,000 construction loan secured by commercial property in Nashville, TN.
  • Represented a commercial real estate firm in the sale of a 281 unit multi-family apartment community.
  • Represented a developer in the closing of a payment-in-lieu-of-taxes transaction and the closing of a construction loan for a parking garage in the Edge District of Memphis, Tennessee.
  • Represented the owner of a multi-family apartment project in the sale of the project to an institutional buyer. The project was structured, at the buyer's request, as a sale of 100 percent of the membership interests in the owner's LLC.
  • Represented a real estate capital provider making a $7.2 million junior loan in connection with a combined $33 million construction loan for an apartment project in Charleston, SC. Representation included negotiation of an intercreditor agreement between the senior and junior lenders.

  • Represented client in connection with the modification and extension of a construction loan for a residential apartment community in North Carolina.

  • Served as Tennessee local counsel in connection with $145,500,000 mortgage loan secured by 23 properties in 6 states.

  • Represented developer in connection with the sale of hotel property in downtown Nashville.

  • Represented multi-family apartment developer in connection with the sale of apartment communities in Nashville and Franklin, Tennessee

  • Represented a real estate developer in closing a $25 million construction loan for a 199-unit multi-family apartment community in Memphis, Tennessee which included the closing of a payment-in-lieu of taxes transaction.
  • Represented a developer in the $38 million sale of an office tower, with attached garage and historic annex, which involved the transfer of a payment-in-lieu-of-taxes leasehold and sub-leasehold interest in the property.
  • Represented developer in the closing of a $13 million construction loan for an 18,000 square foot office building in the Taylor Place development in Nashville, TN.
