Ross Schram, a shareholder in the Firm's Chattanooga office, concentrates his practice in real estate development. His clients include developers, lenders and managers of shopping centers and other retail, residential, mixed-use and office properties. He has been lead counsel for major developments in over 20 states ranging from multi-anchored enclosed regional malls to single-purpose stand-alone commercial facilities. Mr. Schram has served as legal counsel to The Hamilton County Industrial Development Board since 1983.
- Negotiated on behalf of a national developer occupancy documents (e.g., lease/ground lease, purchase and sale agreement, construction, operation and reciprocal easement agreement, etc.) with major stores (i.e., department stores, theatres, hotels, health clubs, sporting goods/outdoors, booksellers, crafts stores, pet supplies, electronics, home goods, etc.) and with free-standing full service restaurants for lifestyle center projects located in Connecticut, Pennsylvania, Illinois, Texas, Colorado and California.
- Counseled developers of shopping centers in North Carolina, South Carolina and West Virginia with respect to land acquisition and joint access with adjoining property owners' issues and common area maintenance contribution disputes.
- Represented the owner of single user retail facilities in Georgia, Kentucky and Tennessee in all aspects of site acquisition, development, leasing, financing and disposition of completed projects.
- Negotiated on behalf of the developer leases with "mini-anchors" and shop tenants for a lifestyle center in Arizona.
